Prime Minister Robert Fico (SMER-SD) says housing in Slovakia has become a luxury the market has failed to fix. Speaking at a conference on affordable rental housing, he pointed to a further 12 percent rise in property prices this year, calling flat prices in Bratislava “abnormal.”
Fico said the government cannot rely on the free market alone and is ready to reintroduce mortgage interest subsidies if rates surge again. Alongside loans from the State Housing Development Fund, he highlighted a new system of state-supported rental housing involving private investors. A dedicated agency has already signed contracts with four partners, with tax incentives including a reduced 5 percent VAT rate.
