Housing prices in Slovakia rose sharply in 2025, increasing by 12 percent after growing by less than one percent in 2024. The National Bank of Slovakia (NBS) says the recovery in the property market, which began in mid-2024, continued through the end of last year. Prices accelerated mainly due to more expensive apartments. Housing costs increased across the country, except in the Prešov region, with the strongest growth in Košice. The average price of housing rose by nearly 300 euros per square metre to around 2,800 euros. Analysts say Bratislava and Košice contributed most to the overall increase.
