Slovakia’s housing prices rose sharply in Q1 2025, with a 4% quarterly increase and 11.4% year-on-year growth, reaching an average of €2,700 per square meter, according to the National Bank of Slovakia. Average apartment prices hit a historic high of €3,041/m², with older two-room flats driving the increase, especially in Bratislava and Košice. House prices also grew, reaching €2,031/m². While most regions saw rising prices, Nitriansky and Žilinský regions recorded a slight decline, and Banskobystrický saw stagnation. Analysts also noted a surprising narrowing of the price gap between new and older properties.
